Mission of Grace Homes provides affordable, clean, and stable housing supported by an active and compassionate team dedicated to helping each member succeed. Whether you’re seeking a long-term place to call home or a short-term, affordable option while preparing for your next step, we are here to support you.


In addition to housing, we offer light case management to connect members with essential resources that promote stability and growth. Through our partnerships, residents have access to food assistance, job placement support, résumé assistance, vocational rehabilitation, free counseling services, credit-building opportunities, and financial education courses.

We serve a diverse community, including seniors transitioning into retirement, families seeking affordable housing throughout Houston, individuals living paycheck to paycheck, and those experiencing or at risk of homelessness. Our Tier One housing option is designed to help individuals stabilize and regain footing during times of crisis.

 

Tier 2 Housing is designed for working professionals, retirees or residents who have successfully stabilized through our Tier 1 program and are ready to continue growing. This tier provides affordable housing that allows residents to save money while gaining access to career advancement opportunities, workforce development resources, and educational support to help them move toward long-term independence.


Tier 3 Housing offers families and individuals the opportunity to lease an entire unit independently. This option is designed to promote long-term stability, privacy, and self-sufficiency while helping residents build rental history and establish a strong foundation for future housing success.


Mission of Grace Homes is more than housing—we are a hub of resources and a true solution focused on dignity, stability, and long-term success.

Our housing options are located all of South Houston. 


We have three tiers:


Tier 1: Shared/Private Rooms 

  • Most affordable 
  • All Bills Included 
  • Fully Furnished 
  • Starting at $650


Tier 2: Private Rooms Only

  • All Bills Included 
  • Fully Furnished 
  • Starting at $750


Tier 3: Full unit apartments/town homes/houses

  • Apartments (some are all bills included) 
  • Not Furnished 
  • Starting at $995


 Our housing solutions are designed with each individual in mind. Because no two situations are the same, we work closely with every client to understand their unique needs, goals, and circumstances. We encourage you to speak directly with one of our intake coordinators, who can help determine the best housing option for you and discuss how we can support you in reaching your long-term goals. 


Yes. We do help families find housing. Families will automatically enter our Tier 3 program. Please contact an intake coordinator for placement and acceptance into your program. 


Mission of Grace Homes offers a variety of housing solutions including private rooms, shared rooms, full unit apartments and houses.


We currently do not offer free housing. We do offer affordable options such as shared or private rooms. We also offer apartment units that are bills included for under $1,000. 


Pets are only allowed in our Tier 3 housing due to the nature of co-living in Tier 1 & 2 we cannot allow pets.

To ensure everyone's comfort and safety, we ask that all Members follow our Membership Rules. Upon booking and move-in, please review your welcome email with all the membership/house rules or on our website where you'll find these rules along with any modifications made. Some rules might be waived, while others could be added. By following these guidelines, you're helping create a positive living environment for all. 


If these rules aren't followed, it may lead to:

  • Fines and Costs
  • Membership termination per our Violence policy
  • A Notice to Vacate from the Manager

The following list of rules will apply to most of our Tier 1 & 2 locations. 

  • No animals of any kind may be kept at the home (inside or outside) except for service and/or emotional support animals that have been registered.
  • No kitchen appliances of any kind (microwaves, toaster ovens, hot plates, fryers, etc.) are permitted in bedrooms. There is no cooking permitted in bedrooms. Outdoor grills are not permitted.
  • “Quiet Time” is observed from 9:00pm to 9:00am daily. Loud music or TV’s, slamming of doors and loud voices are not permitted during this time. Members are expected to keep noise to a reasonable level at all other times.
  • You may not bring outside furniture into the home, unless approved.


The following list of rules apply to every Tier 1 & 2. 

Conduct

  • Members are expected to keep the property clean at all times, both inside and out. Rooms must be kept clean. Common areas must be kept free of trash and personal belongings. Sinks must be kept clean and clear of items at all times. Countertops and tables must be wiped down.
  • Members must be respectful of Managers, staff and other Members at all times. Disrespectful behavior (foul language, rude behavior, yelling) is not tolerated.
  • Members may not share their entry codes with other people.
  • Members agree to pay for any damage to the room or the home that they have caused.
  • Violence and threats towards other Members, guests, Management or the staff are strictly prohibited.

Smoking

  • There is absolutely no smoking in the home. Smoking is the leading cause of home-fire deaths in the US, and as such, all forms of smoking or anything causing smoke is strictly prohibited. This means no smoking tobacco or marijuana or creating any kind of smoke (burning incense, sage, etc).
  • Candles and open flames are prohibited.

Safety

  • Do not open the door for anyone you don’t know. All staff, contractors, and prospective Members will be provided temporary access codes.
  • Replacing, altering, or damaging any locks on the property is strictly prohibited.
  • As the second leading cause of death from home fires, space heaters of any kind are strictly prohibited in the home.
  • The use of illegal drugs is strictly prohibited and may result in immediate Membership termination and prosecution.
  • Possession of firearms or weapons of any kind at the home is strictly prohibited and may result in immediate Membership termination and prosecution.
  • Using a fake identity or having another individual book a room for you is strictly prohibited and may result in immediate termination.

Utilities

  • Our Members are responsible for conserving all utilities including power, water, gas and internet. At any time, and at the full discretion of Mission of Grace Homes, utility costs may be passed onto the Members if utility consumption exceeds the budget for each home. Windows should remain closed at all times to conserve utilities.
  • Only Managers and the staff may control the thermostats and other climate control equipment. Members may not adjust the thermostat at any time.

Vehicles

  • Members are only allowed to bring a vehicle to properties with open spaces (open spaces are shown at booking). If a Member's property has a space for their car, Members are allowed only one vehicle at a property and must register this vehicle with management.
  • Vehicles must be properly registered with the state.
  • Vehicles cannot block other vehicles, mailboxes or trash bins. Members cannot park on the grass or yard at their homes. These areas are no parking zones. When parking in a driveway, Members should make sure their vehicle does not touch a neighbor's property. Vehicles that are abandoned or blocking access will be towed at the Member's expense.
  • Members are not allowed to do work on their vehicle at a Mission of Grace Homes, other than changing a flat tire.

Payments

  • Using a stolen payment method is strictly prohibited.
  • Excessive payment disputes on your account are a violation of our policy.
  • Members must ensure that the accounts they use for payments are fully funded. Failed payments from bank accounts or refunded ACH payments are a violation of our terms.

Other

  • No furniture or fixtures may be removed from the home or bedrooms at any time. Common area furniture must remain in the common area at all times.
  • Members may not set up cameras to record in any common areas of the home.
  • Members are responsible for taking out the trash. Trash must be placed in the proper bins. Bins must be brought out to the curb on trash day and brought back to the property once emptied.
  • Members may not operate a business from one of our locations. This includes customer meetings of any kind inside the home or the commercial use of home resources, such as laundry or power consumption for business purposes.
  • Mission of Grace Homes staff, MOGH designated contractors, the Operators and the Operators staff have the right to enter any room in the facility at any time without notice to ensure the safety and well-being of Members and the property.
  • Mission of Grace Homes, PBC, the subsidiaries and staff of MOGH, PBC and the homeowner are not liable for the security of any Member’s personal belongings. Possession of personal property or renter's insurance is strongly recommended for Members.
  • No foreign objects may be thrown in the toilets or sinks at any time. This includes but is not limited to feminine products, wet wipes, packaging, dental floss and hair. Fixing clogged toilets and sinks can cost several hundred dollars and these expenses will be passed directly to the Members.
  • Members may only inhabit the room that they are booked for. It is against Mission of Grace Homes rules to occupy or move things into any other room in the home. Vacant rooms must remain vacant.


 

We prioritize the well being of our Members and Managers. We take any incidents of violence or threats seriously.

Mission of Grace will utilize the following procedure in cases where violence is reported in a home:

  • Mission of Grace Homes will triage the immediate report by reminding Members of the following:
    • To immediately call the police if they feel that they or someone else is in danger
    • Of their ability to file a TPO (Temporary Protective Order) with the county
    • Of their ability to transfer to another MOGhome 
  • Mission of Grace Homes can:
    • Recommend Termination of the Membership of any Member at the property
    • Offer impacted Members financial concessions or a free transfer to another one of their PadSplit properties
  • In addition, Mission of Grace Homes will:
    • Terminate the Membership of any named Member in a valid TPO (paperwork must be provided to MOGH by Member it is issued to)
    • Determine if any further action will be taken on our part after an internal review

If a Membership is terminated due to our violence policy, the Member will be unable to return to the Mission of Grace Homes Program.

A Member’s Ability to Transfer: 

The peace of mind and security of our Members is important. We understand that after a safety incident, you may not feel comfortable remaining in your current home. That's why we offer all Members the flexibility to transfer to a new home within our extensive network, with your first move at no cost. Our goal is to support you in finding a living space where you can feel secure, relaxed, and able to focus on your personal goals. We're here to help you transition smoothly and regain your sense of comfort in your living environment.


 

We value our community and strive to create a positive living experience for everyone. To help maintain this environment, violations of Mission of Grace Homes Membership Rules may result in financial consequences.

  • Your Manager may assess charges for damages incurred
  • Members are responsible for costs related to damages, failed payments, excessive utility usage, and towing
  • If damage occurs in the home and no specific Member is identified as responsible, charges may be distributed among all house Members. Members have the right to submit a dispute (info@jemsproperty.com) if they believe charges are incorrect.

Please be aware that some rule violations may:

  • Incur both fines and damage charges
  • Be considered a safety issue, leading to additional consequences including possible termination of Membership


 

We are dedicated to maintaining a positive and respectful community for all Members. To achieve this, we've established clear Membership Rules that all Members are required to follow. Members who violate these rules may face the following consequences:

  • Your Operator might choose not to renew your housing. In this case, you'd need to move out within the specified time period.

Fines and Costs: Violations of Membership Rules can result in fines and charges for damages incurred.

Important Exceptions: It is important to note that any rule violation involving criminal activity may be subject to immediate termination. Members who have a TPO issued against them by another Member of the household will be terminated immediately. In addition, we enforce a separate policy for rule violations involving violence.
